Il Fondaco dei Tedeschi is OMA's renovation of a 16th-century trading warehouse on the Grand Canal in Venice, completed in 2016 under Partner Ippolito Pestellini Laparelli and Rem Koolhaas. The building — one of the oldest fondaci on the Canal, originally built as a trading house for German merchants — had been in continuous use since the Renaissance, most recently as a post office, before the Benetton family's holding company acquired it for conversion to a luxury retail destination for DFS. The architectural challenge was formidable: how to insert a contemporary programme into a Grade I listed historic structure in the most legislatively protected urban environment in the world. OMA's approach reads the existing building as a found condition and works with it — preserving the cortile's arched loggia floors, the thick perimeter walls, and the sequence of rooms while threading a new intervention through the section. The key spatial move is a sweeping timber staircase — curved, generous, performative — that rises through the building's centre, connecting the ground retail floors to the rooftop terrace. The staircase functions simultaneously as circulation, display surface, and spatial event. In the cortile, the contrast between the new timber and the Renaissance masonry is precise rather than jarring — the new insertion is legible without being aggressive. The rooftop terrace — free and publicly accessible without entering the store — is arguably the project's most successful gesture: a rare elevated viewpoint in a city that resists height, offering a direct visual relationship with the Rialto Bridge and the Grand Canal that few other vantage points provide. Worth visiting for the terrace alone, regardless of any interest in the retail below.
